One of the UK’s largest privately owned property development companies recently engaged SmartestEnergy to help them out with an extensive metering project. Glyn Lewis, Property Financial Controller at the Emerson Group explains how our managed service helped them meet their project goals.
The Opportunity
Since 2014 Emerson Management Services Limited have been supplied with power from SmartestEnergy to a variety of property types across our portfolio. In October 2019, Emerson presented SmartestEnergy with a new challenge in helping them convert an office building into a block of managed apartments.
When we took over the site, it had just one Half-Hourly electricity meter for the whole building. We tasked SmartestEnergy with replacing this meter with 37 individual meters – one for each new flat and a one for the common areas - which was a first for our supplier. Generally, where we ask for new connections, requests are for a single meter at one site, or multiple meters across multiple locations with a normal turn-around time of 10-15 working days.
Due to construction work taking place at the site, our two companies had to work closely to ensure we were in a position for work to commence in early November. This gave us little over 2 weeks to ensure the site was in a safe and operable state for an engineer to attend the site and carry out the works.
The Results
Thanks to SmartestEnergy’s Sales and Metering Teams being proactive, we were able to liaise with the meter installer and present them the requirements Emerson needed in order to work out the best course of action. Site plans and photos were shared with all three parties and it was agreed for an Area Manager to attend the site to ensure we could proceed.
There were a few setbacks at site – albeit these were outside of everyone’s control - meaning our installation dates had to be pushed back. However, once installation could begin, the experienced engineer was able to install 7-8 AMR meters per day. This meant all 37 meters were installed over 5 working days, which was a fantastic achievement all round.
The Future
SmartestEnergy’s relationship with the meter installer meant they were able to facilitate everything for the entire project, providing us with a one-stop-shop for the work we needed to be carried out. The convenience of the service coupled with the quick completion of the work means that SmartestEnergy will be our first port of call the next time we need similar work done!
